Terms and Conditions

These Terms and Conditions govern the use of the propertiarealty.com site and the services offered by Propertia Realty (Gregorio Quintero, natural person). By using the site you accept these terms.

This is an English translation provided for convenience. In case of any discrepancy, the Spanish version prevails.

1. Nature of the service

Propertia Realty is a technology platform for real estate intermediation and listings (marketplace). Propertia Realty connects people interested in buying, renting or investing with property owners and advertisers, but is not a party to the negotiation or to any sale, rental or investment contract that may be entered into between the parties, and does not guarantee the outcome, availability, price or final terms of any listed property.

2. Free service

Use of the Propertia Realty platform — browsing the catalog, searching for properties, registering, contacting an advisor or listing a property through the site — is currently free. Propertia Realty does not charge users any fee for using the site or for contacting advertisers.

Property listing and sale services with Propertia Realty's support may be subject to a commission, agreed directly between Propertia Realty and the owner in a separate listing agreement independent of these Terms. Since general use of the platform is currently free, no refund policy applies.

4. Responsibility for listing accuracy

If you list or publish a property, you are responsible for ensuring that the information provided (location, price, features, legal status of the property) is truthful and up to date. Propertia Realty may request supporting documents, but does not exhaustively verify every published detail and assumes no liability for inaccuracies in information provided by the user.

5. Intellectual property

The site's content (brand, logo, text, design, own photographs and code) is owned by Propertia Realty or its licensors and is protected by the intellectual property laws applicable in Colombia. Reproducing, distributing or modifying this content without prior written authorization is not permitted.

6. Limitation of liability

Propertia Realty acts as a technology intermediary and is not a party to transactions between users. Accordingly, it does not guarantee the closing of any deal, the solvency of the parties, or the absence of legal defects in listed properties. All users are advised to obtain independent legal and notarial advice before signing any promise of sale, lease agreement or public deed.

7. Third-party services and platforms

The site includes links and integrations with third-party services (for example, WhatsApp, Google, social networks and the technology providers listed in our Privacy Policy). Propertia Realty does not control and is not responsible for the policies or operation of those third-party services.

8. Consumer protection

Where a consumer relationship subject to Law 1480 of 2011 (Consumer Statute) applies — for example, in paid property listing services — the rights provided therein are recognized, including the right to clear, truthful and sufficient information about the contracted service.

9. Governing law and jurisdiction

These Terms are governed by the laws of the Republic of Colombia. Any dispute arising from their interpretation or performance will be submitted to the competent courts of Cali, Valle del Cauca, Colombia.

10. Changes

Propertia Realty may modify these Terms at any time. The current version will always be available at propertiarealty.com/terms-and-conditions (English) and propertiarealty.com/terminos (Spanish).
